Lettings Market

Lettings saw a difficult 2007, with a general shortage of properties across the Central London market. This was mainly due to the rise in interest rates, which meant that for Investor Landlords the yields did not provide a good enough return. We also saw a number of Landlords capitalizing on the booming sales market and selling their investments, which also contributed to the shortage.

However, 2008 has already got off to a  promising start. Now that the sales market has stabilized, together with the predicted drop in interest rates, we should see a resurgence of the Investor Landlord. This will mean a greater selection of property to meet the influx of applicants looking to rent good quality homes. 

Whilst corporate lets have always been prominent in Central London, we will also start to see an increase in would be purchasers, who are perhaps taking a cautious approach to buying, and who are happy to rent whilst they observe the sales market.

All in all 2008 looks set to be a successful year in the lettings industry, for both Landlords and Tenants.
