Letting with Manors

Information For Landlords


Once we’ve found a suitable tenant and you are happy to proceed, we will start processing their application for a tenancy on your property. We will not go ahead with the tenancy unless satisfactory references are received and we will let you know if we encounter any problems with this.

To ensure there are no surprises, we have outlined below the typical fees you can expect to pay when letting your property through Manors:

Comprehensive letting and property management service
16% + VAT (19.2% inc. VAT)

Letting service only
10% + VAT (12% inc. VAT)

Letting service only – less than 6 months
20% + VAT (24% inc. VAT)


Manors’ comprehensive letting and property management service includes:

  • A valuation of your property to agree the market rent
  • Marketing the property and advertising it on all relevant property portals
  • Conducting accompanied viewings and finding a suitable tenant
  • Negotiating offers and taking up references
  • Preparation of the tenancy agreement (fee applies)
  • Collecting and holding the security deposit as stakeholder
  • Registering the deposit with the Deposit Protection Scheme where necessary (fee applies)
  • Deducting commission and any pre-tenancy invoices
  • Collecting and remitting the monthly rent received
  • Pursuing non-payment of rent and providing advice on rent arrears action
  • Retaining a working fund and dealing with the day-to-day management of the property
  • Arranging routine repairs and instructing approved contractors
  • Undertaking two property inspections per annum and notifying the landlord of the outcome
  • Deposit dilapidation negotiations

Other fees and charges (if required)

All fees stated are inclusive of VAT (calculated at 20%)

Tenancy agreement £240 – Charges to draft the tenancy agreement, including any specially negotiated clauses, and arranging for it to be signed by all relevant parties.

Deposit Registration £30 – Registering the security deposit with the Deposit Protection Scheme (DPS).

Inventory compilation and check-in – The inventory check-in is paid by the landlord at the beginning of the tenancy. Charges will vary depending on the size of the property and the level of furnishings.

Professional cleaning prior to the tenancy commencing   ̶  Charges will vary depending on the size and level of furnishings.

Gas Safety Certificate £102 – We can instruct a Gas Safe engineer to complete a Landlord Gas Safety Certificate. The Gas Safety Certificate is an annual requirement.

Portable Appliance Test £102 – We can arrange for an engineer to complete a Portable Appliance Test.

Energy Performance Certificate £102 – We can arrange an Energy Performance Certificate on your behalf. The EPC lasts 10 years.

Additional management inspections £120 – We inspect managed properties twice yearly as standard, however additional inspections can be carried out when required, e.g. to check maintenance works, and will be charged at £120 per property inspection.

Arranging additional rent statements £12 – We can arrange for additional rent statements to be sent to a third party.

Quarterly return for overseas landlord not in the NRL scheme £120 – Arranging a quarterly return for overseas landlords not holding an HMRC exemption certificate.

A surcharge of 4% on credit card payments and non-UK card payments.

Extension and renewal documentation £156 – Negotiating the tenancy renewal, issuing the memorandum of agreement to be signed by both parties and executing the memorandum.

Compilation of an annual income and expenditure statement £60.

Key cutting – Charges depend on the type of keys cut.

Purchase of items for your property @ £60 per hour.

Refurbishment services – Charges to advise on, arrange and manage refurbishments are 12% inc. VAT (10% + VAT) of net cost.
