It is worth speaking with an experienced member of our sales team who can advise you on how best to present your property for sale. It is not essential to redecorate your property before marketing.

How much will it cost to sell my property?

Energy Performance Certificate
An Energy Performance Certificate (EPC) is a legally required document, which should be commissioned before marketing your property. Manors can organise an EPC on your behalf for £90 (including VAT).

Estate Agent Commission
This is charged as a percentage of the final sale price of the property. It becomes payable upon exchange of contracts.

Legal Fees for Conveyancing
Depending on which solicitor you instruct, these fees will vary.

Are there additional marketing costs?

There are no additional marketing costs with Manors, all marketing expenses are included in our commission fee. However depending on which estate agent you instruct, this can vary as some agents do charge extra.

Do I have to pay Stamp Duty?

The seller does not pay Stamp Duty, it is the buyer’s responsibility to pay Stamp Duty on the purchase.

Do I have to pay Capital Gains Tax?

You do not pay Capital Gains Tax if you are selling a property that is your main residence, as long as you satisfy certain conditions. However if you are selling a property that is not your main residence, it is likely that you are liable to pay Capital Gains Tax on the sale.

Do I need to be present for viewings?

Manors accompany all viewings. If you provide us with a set of keys and any access codes for the property, it is not necessary for you to attend viewings. A member of the Manors team will accompany the buyer.

It is worth discussing this with our Residential Sales Manager. The time it takes to sell a property depends on several factors, including the circumstances of both the seller and the buyer. There are conveyancing processes that will need to be followed. We can discuss and plan a suitable timeframe and marketing strategy that works best for you.

When do I have to move out?

You will need to vacate the property on the completion date.

When do I need to instruct a solicitor?

We recommend to instruct a lawyer when you put your property on the market. They will need to carry out ID checks and prepare legal documents in readiness for your sale. Being prepared with a solicitor instructed means you are ready to proceed when an offer is agreed, which will save valuable time on the sale.

When is the best time to sell my property?
