Our fees and charges explained

We monitor the property market closely to ensure that we consistently provide you with timely advice and guidance to enhance the value of individual assets. Our investors include private individuals, small companies with multiple properties, and leading institutional investors.


COMPREHENSIVE LETTINGS AND PROPERTY MANAGEMENT (19.2% inc. VAT) LETTINGS ONLY (12% inc. VAT / 24% inc. VAT if less than 6 months)
A valuation of your property to agree the market rent
Marketing the property and advertising it on all relevant property portals
Conducting accompanied viewings and finding a suitable tenant
Negotiating offers and taking up references
Preparation of the tenancy agreement (fee applies)
Collecting and holding the security deposit as a stakeholder
Registering the deposit with the Deposit Protection Scheme where necessary (fee applies)
Deducting commission and any pre-tenancy invoices
Pursuing non-payment of rent and providing advice on rent arrears action
Retaining a working fund and dealing with the day-to-day management of the property
Arranging routine repairs and instructing approved contractors
Undertaking two property inspections per annum and notifying the landlord of the outcome
Deposit delapidation negotiations

Our specialist services are charged at 12% inc. VAT for lettings only clients (24% inc. VAT for those whose agreement is less than 6 months) and 19.2% inc. VAT for comprehensive lettings and property management clients.

We strive to be on good terms with all our tenants; because of this we are usually aware of their plans, should they wish to stay or move to another property. If they wish to extend their agreement we will work hard on your behalf to negotiate better terms for you. If your tenant wishes to move on, we will find a suitable replacement tenant to minimise the chance of void periods.

Tenancy Agreement - Charges to draft the tenancy agreement, including any specially negotiated clauses, and arranging for it to be signed by all relevant parties. £240
Deposit Registration - Registering the security deposit with the security deposit scheme. £30
Inventory Compilation and Check In - The inventory check in is paid by the landlord at the start of the tenancy. Charges will vary depending on the size of the property and the level of the furnishing.
Professional cleaning prior to the tenancy commencing. Charges will vary depending on the size of the property and the level of the furnishing.
Gas Safety Certificate - We can instruct a Gas Safe engineer to complete a Landlord Gas Safety Certificate. The Gas Safety Certificate is an annual requirement. £102
EPC - We can arrange an Energy Performance Certificate check on your behald. An EPC lasts for 10 years. £102
Additional inspections -We inspect managed properties twice yearly as standard. However, additonal inspections can be carried out when required, e.g. to check maintenance works, and will be charged at £120 per property inspection. £120
Rent statements -We can arrange for additional rent statements to be sent to a third party. £12
Overseas landlord QR -Arranging a quarterly return for overseas landlords not holding an HMRC exemption certificate. £120
Extension / Renewal -Negotiating the tenancy renewal, issuing the memorandum of agreement to be signed by both parties, and executing the memorandum. £156
Compilation of an annual income and expenditure statement. £60
Key cutting -Charges depend on the type of keys cut.
Purchase of items for your property. £60 per hour
Refurbishment services. Charges to advise on, arrange and manage refurbishments are 12% inc. VAT (10% + VAT) of net cost
